Our Mission
Our mission is to provide the most relaxing, adventurous, and memorable experience for our guests, while offering the highest quality management options and rates for cabin owners. We accomplish this in five ways:
1. Options. We have the highest quality options and build our management package around what the cabin owner wants.
2. Local Products. We provide local goods and products for our guests to showcase the culture of the Red River Gorge with nine different guest experience packages.
3. Hidden Fees. We don’t believe in hidden fees for our guests or cabin owners (cleaning, pet, disposable products, etc.), so we don’t have any. The price advertised is the price we charge.
4. Hospitality. We treat our guests like family. We have a one-hour response window for all guest interactions.
5. Outstanding Staff. We have the most competent, friendly, and compensated cleaning and maintenance staff to meet any surprises that come with owning or renting a cabin.
Rates and Contract
We currently offer two monthly rates and have options for customized packages, including a ‘Cleaning Only’ option.
- Self Manage package at $550 flat rate. We do the cleaning, maintenance, and emergencies. You do the customer communications and booking.
- Full Service package at 16% of the cabin net revenue. We only charge a percentage of the net income and not the gross income, so management doesn’t profit off the cleaning or maintenance bill. This leaves more income for the cabin owner.
Example: A $225 nightly rate and monthly occupancy of 85% will produce $5,850 of cabin gross revenue. Management will earn 16% of the cabin net revenue of $4,368 to equal $832.

Cabin Experience Packages
The Red Cabins offers multiple packages consisting of products from 28 different vendors that help you impress your cabin guests and earn more 5-star reviews. Upon arrival, guests will find these packages displayed in a handcrafted wooden box. Every item or service contained in the selected package will have a link on our affiliate vendors page so guests can plan on how to complement it during their stay or order again (at their convenience) the products they experienced in your cabin.
Management does not charge for any logistics of providing the products, the cabin owner only reimburses management of the purchase price at the end of the month. Listed below are the packages. For more information on the cabin packages, check out our vendors page or contact management.

A personal masseuse travels to your cabin for a 45-minute personalized relaxation experience.
Firewood
Management will maintain a stock of firewood for your guests each week.
Utilities and Mortgage
Management will use cabin income to cover electronically received bills.
Advertising
The Red Cabins uses trendy advertising techniques that extend beyond its website and Airbnb listings. We use social media to advertise our new listings as well as marketing the products from our local craftsman, artists, consumables, KY Proud, and Appalachian Proud vendors in our cabins. These approaches attract a broader audience and earns repeat guests.
Listing and Rental Calendar
Management will cover the cost of professional – indoor and outdoor – day and night photos of your cabin. We will conduct an initial walkthrough with the owner to get ahead of guest issues and strive to have your rental listed within 72 hours of a signed agreement.
Management will leverage third party software to improve your cabin’s utilization well past the industry standard of 65%. We respond to all guest communications within the hour and work effortlessly to resolve any issues, so your guests don’t have to on their vacation.

Cleaning
The cleaning fee will be a set unit price. Our professional cleaning staff is led by a highly seasoned manager and supervisors. Management will do a thorough walk through to verify specific cleaning desires such as chemical preference, pets, and pricing.
We offer a routine ‘turnover’ deep clean, a ‘generosity clean’ free of charge if you are staying longer than six nights, and a post construction clean.
Maintenance
Our experienced maintenance team bills per hour. The cabin owner selects what routine items they would like serviced on the cabin. Any work completed will have work notes, with before and after photos, for cabin owner transparency.
