MISSION
Our mission is to provide the most relaxing, adventurous, and memorable experience for our guests, and to offer the highest quality management options and rates for cabin our owners. We accomplish this with five things:
- Options. We have the highest quality options and build our management package around what the cabin owner desires.
- Local Products. We provide local goods and products for our guests to showcase the culture of the Red River Gorge with nine different guest experience packages.
- Hidden Fees. We don’t believe in them (cleaning or pet), so we don’t pass any on to our guests. The price you see advertised is the price you pay.
- Hospitality. We treat our guests like family. We have a one-hour response window for all guest interactions.
- Outstanding Staff. We have the most competent, friendly, and compensated cleaning and maintenance staff to meet any surprises that come with owning a cabin.
If you are wondering why The Red Cabins looks different from other management companies in Red River Gorge, it is because we are different. In Eastern Kentucky, this beautiful place is known as Red River Gorge, but around the world it is known as ‘the Red,’ as seen on Miquel’s Pizza sign, which is why we chose the name “The Red Cabins.” Our vision is to look different, be different, and become the standard for all short-term management systems, not just in Red River Gorge. We want to operate on a much larger scale.
CLEANING
Cleaning will be performed 10:00 – 4:00. The cleaning fee will be a set unit price. Our professional cleaning staff is led by a highly seasoned manager who has built and managed upscale cleaning services in three major cities. She will do a thorough walk through with the cabin owner to verify specific cleaning desires such as chemical preference, pets, and pricing. Roughly a 1 bath, 1 hot tub, no pets, unit that sleeps 2-3 will run $50 per customized clean. The money billed for your cabin goes to our cleaning staff chemicals, tools of the trade, and compensation for our cleaners – management does not make a percent of what the cleaners earn. We offer our routine ‘turnover’ clean (deep clean), a ‘generosity clean’ free of charge if you are staying longer than 6 nights, and a post construction clean for cleaning up the debris left in all the hard to clean places.
MAINTENANCE
Maintenance will be performed 10:00 – 4:00, if possible. Our experienced maintenance team bills $25 per hour for routine and preventative maintenance, on-call repairs, and emergencies. Most work involving structural modifications, roof, or stuff deemed overly dangerous will be subcontracted out. Management does not make a percent of the work that the maintenance team earns – the money only goes to the maintenance staff for specific tools required for the job and compensation for their time on task. The cabin owner can choose what routine items they would like serviced on their cabin. Any routine, on-call, or repair maintenance work completed will have work notes, with before and after photos, taken for cabin owner transparency for the end of month billing. Here are some examples of routine maintenance to choose from:
Weekly (Monday – Tuesday 10:00-2:00)
- Trash
- Property walks
- Propane tanks and firewood stocked
- Groundskeeping and yardwork
- Landscaping
Monthly (1st Monday and Tuesday of each month 10:00-4:00)
- Mouse and insect spray
- Furnace and water filters changed
- Check gutters
Scheduled as needed
- Seasonal winterizing
- Window cleaning
- Initial property walk-through (Property Manager, cabin owner, housekeeper manager)
ADVERTISING
The Red Cabins uses trendy advertising approaches that extend beyond their website and Airbnb listings. We are marketing and tracking the sales of products from our local craftsman, artists, consumables, KY Proud, and Appalachian Proud vendors in your cabins. This will only increase the size of the net The Red Cabins has in Kentucky and beyond.
Part of the agreement is vendors are in turn giving us free advertising on their social media accounts. The advertising from the currently 28 local vendors and the current lineup of social media influencers will account for thousands of viewers seeing and hearing of your cabins that otherwise would not have. In today’s world, whole vacations and activities are booked from social media platforms. Red River Gorge, ‘the Red,’ is a top 5 sport climbing destination in the world. This is how your cabin can reach people beyond our state borders.
We also offer a service to help you understand, budget, and build a structure that creates the income you are targeting. Trendy additions, types of low maintenance construction, cost analysis structures, and return of investment are just some of the things we can discuss.
LISTING AND RENTAL CALENDAR
Management will cover the cost of professional – indoor and outdoor – day and night photos of your cabin. We will conduct an initial walkthrough of your property with the owner to talk through guest issues and accommodations and do our best to have your rental listed within 72 hours of our signed agreement. Management will leverage third party software to improve your cabin’s utilization well past the industry standard of 65%. We respond to all guest communications within the hour and work effortlessly to resolve any issues, so your guests don’t have to on their vacation.
CABIN EXPERIENCE PACKAGES
The Red Cabins offers multiple packages consisting of products from 28 different vendors that help you impress your cabin guests and earn more 5-star reviews. This will drive repeat customers and encourages more guests to look to you first for their Red River Gorge vacation. Each package you elect can be pre-downloaded on our webpage, so guests know how to compliment it during the planning and packing phase. Upon arrival, guests will find these packages displayed in a handcrafted wooden box. Every item, craft, consumable, or service will have a link on our affiliate vendors page so guests can find and order again (at their convenience) the products they experienced in your cabin. Management does not charge for the arrangement, stocking, or disbursement of these packages, the cabin owner only reimburses management of the wholesale purchase price at the end of the month. Upon agreement to manage your properties, the management team will share all information regarding pricing, logistics, and details of products in these packages.

Disposables
Management provides all disposable items free of charge. Including but not limited to toilet paper, paper towels, laundry detergent, dish soap, and hand soap.
Welcome Package
This package comes with items to welcome your guest to a one-of-a-kind stay with The Red Cabins, such as local soap, cabin cookbook, cabin activity book, and The Red Cabins private label coffee blend.
Electable Packages from The Red Cabins
Breakfast Bundle
The Red Cabins private label coffee blend (more flavors), unique pancake mix, Beer Syrup, local honey, and farmers market eggs.
Lunch Bundle
This package comes with a cabin cookbook with recipes for all included items, Miquel’s Pizza, KY Proud seasonings, and other KY Proud and Appalachia Proud kitchen staples.
Farmers Market
This package includes local herbs, jellies, jams, eggs, beef, and other locally crafted items.
Activity Bundle
This package includes options to participate, learn, and spend hands on time doing pottery making, jewelry making, painting, and other local crafts.
Massage and Yoga
This package includes your personal masseuse and yoga instructor traveling to your cabin for a 45-minute relaxation experience.
Firewood
The Red Cabins team will maintain a stock of firewood for your guests each week.
Design Consult
The Red Cabins will help you understand what types of structures, designs, décor, and amenities attract the largest audiences and help you address what income you are seeking with what your budget allows. They will also work to articulate that to the design and building team.
Utilities and Mortgage
Management will use your cabin income to cover any of your electronically received bills, including utilities, mortgage, etc.
