On-Call and Routine Maintenance Technician
The Red Cabins Management team has an available maintenance position. The primary role will be to assist in the day-to-day upkeep and repairs of property and grounds under the direction of the Property Manager. The purpose of the role is to deliver services that assist the management team in meeting their operational objectives in creating exceptional relationships with cabin owners and a one-of-a-kind experience for the guests. This is a part time contract and weekends are required.
QUALIFICATIONS:
- Minimum 3 years of cabin rental maintenance or relevant experience (preferred)
- High mechanical, electrical, HVAC, and plumbing aptitude
- Working knowledge of fire extinguishers, smoke detectors, and alarm systems
- Have an eye for curb appeal
- Know all utility meter cutoffs, fixture cutoffs, and septic cleanout details
- Ability to organize and prioritize numerous tasks, document progress, and complete them under time constraints
- Strong attention to detail, follow up skills, and proactive problem solver
- Strong communication and interpersonal skills
- Flexible and adaptive to change with a positive attitude
- Maintain a positive and professional attitude during all interactions with employees, contractors, guests, management, owners, and vendors
- Must be able to carry 50 lbs.
- Must be able to climb multiple sets of stairs and ladders
- Must be at least 18 years of age
- Must be willing to work in all weather conditions
- Must be able to be on grounds to maintenance calls within 60 minutes
- Must be willing to complete manual labor as well as skilled labor
- Ability to work 20 hours
- Basic proficiency in Microsoft Word and Excel
- Must be able to read, write, and speak the English language
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Follow the step-by-step checklist provided to you for each cabin and provide signed copy to your supervisor for routine, scheduled, and repairs maintenance

JOB TYPE:

PAY:
- Compensation will be based on the necessary skills presented at the time of hiring
- $0.17 per mile (gas, oil, tires)
SCHEDULE:
- 10:00 – 12:00 (potentially 10:00-4:00)
- On-call
- Up to 7 days a week
- Weekends and holidays required
LIABILITY:
- The Red Cabins is not liable for damages or injuries occurring during servicing of private property by maintenance staff
WORK LOCATION:

ROUTINE MAINTENANCE:
Weekly (Thursday-Friday 10:00-1:00)
- Trash
- Property walks
- Propane tanks refilled
- Verify firewood stocked
- Ensure outside walkways remain clear and free of debris
- Errand requests from mgmt.
- Groundskeeping and landscaping
Monthly (1st Monday and Tuesday of each month 10:00-1:00)
- Mouse and insect spray
- Furnace and water filters changed
- Ensuring no bare wires are exposed in the house
- Ensure Wi-Fi is working
- Check if the water system is working throughout the structure
- Make sure HVAC is in working order
- Check gutters
- Ensure emergency systems are in working order: fire extinguishers, carbon monoxide detectors, smoke alarms, security system, and emergency numbers provided for guests
Scheduled as needed
- Seasonal winterizing
- Windows cleaned twice a year
- Initial property walk-through (Property Manager or host, owner, housekeeper manager, and maintenance manager)
REPAIRS:
- Can include repairing and replacing deck boards, caulk, curtains, locks, stains, paint touch ups, doors, vegetation, damaged trim, smoke detectors, and other items
- Repair and replace receptacles, light fixtures, fans, switches, thermostats, bulbs
- Repair and replace plumbing fixtures and clogged plumbing drains of all types
- Troubleshoot and repair HVAC, plumbing, appliances, hot tubs, and hot water heaters
- Any damage to utilities, roof, structural, or dangerous jobs will be subcontracted out by mgmt.
COMMUNICATION:
- Always update shift supervisor when you arrive on property and begin the project and again when you complete the maintenance call
- Always take thorough notes of work you are doing for transparency with mgmt. and owner for end of the month review
- Any repair estimated over $200 will be discussed with owner and Property Manager
- Will be arranged by Property Manager, with owner’s approval
- Property Manager or maintenance will work with subcontractor or maintenance on owner’s behalf until completion of issue
REQUIRED EQUIPMENT:
- Driver’s License, acceptable driving record, and auto insurance
- AWD or 4×4 vehicle and means of own transportation
- All hand tools, step stools/indoor ladders, battery power tools, and utility tools provided by maintenance worker
- Large power tools such as table saws, miter saws, and replaceable and cleaning items such as bulbs, caulk, stain/paint, and chemicals will be available at mgmt. office
- Routine maintenance tools such as a long extension ladder, sprayer tank, window squeegee, boot covers, and propane tanks will be available at mgmt. office
